Site Snapshot

Know what a site will let you do, for $49.

Looking at a place and wondering if you can extend, add a granny flat or knock down and rebuild? Send me the address and I'll read the council records for it. You get the zoning, the likely approval route and the first red flags to check before you exchange, written by me and back within two business days.

What you get

A one page read of the site.

01

The zoning and controls

The zone, height, floor space and minimum lot size, and what they mean for what you're thinking of doing.

02

The likely approval route

Whether the work could go through as exempt or complying development (a CDC, through a private certifier) or needs a development application with council.

03

The first red flags

Flood, bushfire, heritage, trees and anything else mapped on the site that could change the plan or the price.

04

What to check next

The Section 10.7 certificate items and questions worth asking before you exchange.

How it runs

Order, and it's back in two business days.

Order

Pay online and give me the address and what you're thinking of doing with it.

Read

I check the mapped controls, overlays and planning records for that address.

Snapshot

You get it by email within two business days.

If you need more

The $49 comes off the full review.

If the Snapshot shows something worth digging into, the full Site and Pathway Review ($700, 8 to 10 pages) tests your plan against every control and what's happening around the site. The $49 comes off the fee.

A recent example

The flood zone nobody mentioned.

A buyer in Penrith was about to commit to a block for a knockdown rebuild. The review found the site inside a flood planning area that put the floor level, the design and the approval route somewhere very different from what they'd priced. They found out before exchange rather than after, which is the whole point.

Who writes it

Meg Bond, Camden Lane.

Camden Lane is a Sydney development advisory practice run by Meg Bond. The practice reads sites, tests what they can carry, and manages approvals through to construction for buyers, builders, architects and developers across NSW.

Meg's background is in development management on residential, commercial and precinct projects in Australia and the United States, from feasibility and approvals through to delivery. The review is written the way she'd read a site before putting her own money into it.
