Site and Pathway Review

Know what the site will let you do before you buy it.

Most people find out what a block can and can't do after they've exchanged. A Site and Pathway Review tells you first: the zoning and controls, the approval route, the constraints, what's planned around it, and the risks worth pricing in.

Why it exists

Buying or building blind is expensive.

A site that looks right from the street can carry a flood overlay, a heritage listing, a tree that can't be removed, or a stormwater problem that reshapes the whole design. The planning rules decide what you can build, how big, how high, and which approval route you'll need, and none of that is written on the listing.

The review reads the site the way a developer would before committing money to it, and puts the answer in plain English so you can decide with the facts in front of you.

A recent example

The flood zone nobody mentioned.

A buyer in Penrith was about to commit to a block for a knockdown rebuild. The review found the site inside a flood planning area that put the floor level, the design and the approval route somewhere very different from what they'd priced. They found out before exchange rather than after, which is the whole point.

What you get

What the review covers.

01

The controls

Zoning, height, floor space, setbacks and overlays, and what they mean for what you want to do, whether that's a renovation, a knockdown rebuild, a granny flat or a second dwelling.

02

The pathway

Whether the work can go through as exempt or complying development, or needs a development application, and what each route means for time and cost.

03

The constraints

Heritage, trees, stormwater, bushfire, flood and the Section 10.7 certificate, with the ones that bite on your scheme called out.

04

The context and outlook

What's approved, lodged or proposed around the site, where the precinct controls sit, and what the street is likely to look like in five to ten years.

05

The recommendation

A clear read on what the site supports, the sensible route to approval, and the next steps if you go ahead.

+

If you go ahead

The review is the first step of the approvals work. If you buy and build, the same reading carries straight into the CDC or DA, so nothing is done twice.

Who writes it

Meg Bond, Camden Lane.

Camden Lane is a Sydney development advisory practice run by Meg Bond. The practice reads sites, tests what they can carry, and manages approvals through to construction for buyers, builders, architects and developers across NSW.

Meg's background is in development management on residential, commercial and precinct projects in Australia and the United States, from feasibility and approvals through to delivery. The review is written the way she'd read a site before putting her own money into it.
