Does it stack up, and what's the best thing to build

A feasibility tells you whether a project makes money before you've spent any on design. Optioneering is the step before that: working out what a site will actually carry and testing the different things it could become, so the numbers are run on the right scheme.

I test the options against the controls (zoning, height, floor space, setbacks and anything else that limits the yield), work through the use and dwelling mix, and build a cost and revenue picture for each. You get a 20 to 30 page report, a two to three page summary you can hand to a lender or a partner, and the model itself as a PDF.

Where it comes from

I've built feasibility and cash flow models from scratch that have been used across more than 50 projects, and I run highest and best use analysis on every site I look at. The point is to find the scheme that works before anything gets drawn.

Who it's for

Builders and investors deciding whether to buy a site, owners working out what to put on land they already hold, buyers agents who get asked what a site could become, and architects who want the options tested against the controls before design starts.

Feasibility and Optioneering starts from $2,800, with the scope and fee confirmed in writing before work starts. Send me the address and what you're weighing up.
