Your approval, run end to end

I take a development application from the first consultant brief through to determination, so you deal with one person and council deals with someone who knows the file. That covers briefing and coordinating the consultant team, putting the documents together, the pre-lodgement meeting, lodgement on the NSW Planning Portal, requests for more information, and the back and forth with council's planner until there's a decision.

The fee is fixed and set by the type of development, from $5,500 per DA. Consultant and statutory fees are billed to you direct, and existing reports are used where they're still current. If you've already had a Site and Pathway Review with me, the $700 comes off the DA fee.

When a CDC is the better route

Where a project meets every standard in the Codes SEPP, a complying development certificate is usually faster and cheaper than a DA. I confirm eligibility against the code, order the section 10.7 planning certificate at the start, coordinate the consultants and the certifier, and handle lodgement. CDC Coordination starts from $3,500. There's more on how to tell the two apart in my CDC or DA guide.

After the DA: the construction certificate

Once the DA is approved, the conditions of consent need to be met before a construction certificate can issue. I track the conditions, chase the consultant deliverables, keep the document register and work with the certifier through to lodgement on an agreed program. Construction Certificate Coordination starts from $4,500, scoped to the building class and program.

What moves the price

Heritage items and conservation areas, clause 4.6 variations, design review panels, flood, contamination and bushfire at BAL 19 or above each add a set loading, and only where the site triggers them. Everything is confirmed in a written scope before work starts.

Who it's for

Homeowners doing a knockdown rebuild or a big renovation, builders who want the approvals off their plate, architects who'd rather design than chase council, and developers who need someone senior holding the file. Delivery under your practice's banner is available if you'd prefer.

Send me the address and what you're planning, and I'll come back with a scope and a fixed fee.
